Description
Refurbishment of concourse WCs in an active leisure centre in Brighton, including replacing ventilation, mechanical and electrical works and suspended ceilings.
Works took 12 weeks, throughout which the site was fully occupied.
Occupied Working
The leisure centre had to remain occupied with vulnerable users which included children and those with special needs. Our robust procedures provided peace of mind by ensuring that construction personnel (including subcontractors) underwent enhanced DBS vetting and only used those who could demonstrate previous exceptional performance in occupied settings.
We segregated the works areas via separate access routes, phasing and staging of the works, and working off-peak hours during unavoidably disruptive activities.
Special attention was paid to housekeeping duties including the removal of sharps due to the risk to bare-footed end users.
Minimising Noise and Nuisance
Keeping the centre open during our works was vital to minimise the financial impact on other forms of revenue. Low percussion tools and minimally-invasive construction methods were used to help maintain the client's relaxing ambience as far as humanly possible. The sports centre required the continued use of services like the gymnasium and internal and external sports spaces. We phased the project in liaison with centre staff to keep the most disruptive works out of hours. We zoned important services beforehand to ensure that utilities could be selectively cut off in works areas without losing power, water, heating or ventilation to the other areas of the building.
